Two numbers, and we show you both
Our legal fee is what we charge for the work. It is fixed, it depends on the price of the property and what kind of transaction it is, and it does not move afterwards because the title turned out to be unregistered or the buyer's solicitor asked for more.
Disbursements are what we pay out on your behalf - searches, Land Registry fees, the bank transfer, Stamp Duty if there is any. These are not ours and we do not mark them up. They are itemised at cost on the same quote.
Some properties need extra work and we say so up front. A leasehold flat, an unregistered title, a new build, a company buying rather than a person - each adds a set amount, shown on the quote rather than added later.

Why not just publish a price list?
Because the honest number depends on things a list cannot know - the price, whether it is leasehold, whether the title is registered, whether there is a mortgage to redeem. A single headline price would be wrong for most people. The quote takes a couple of minutes and gives you the real figure.
Do I pay anything to get a quote?
No. The quote is free, it is yours to keep, and nobody will ring you about it unless you ask them to.
When do I pay?
The bulk of the fee is paid on completion, out of the sale proceeds where there are any. Some disbursements - searches in particular - are paid earlier because we are buying them from someone else on your behalf. Your quote sets out what is payable when.
What is Stamp Duty and do you charge it?
Stamp Duty Land Tax in England, or Land Transaction Tax in Wales, is a tax on buying property. It is set by government and goes to government - we calculate it, submit the return and pass the money on. We do not keep any of it.
Is it cheaper if I am selling a probate property?
The fee is based on the transaction, not on why you are selling. What probate changes is the amount of work involved, and that is already inside our fixed fee - we do not treat the extra probate steps as an add-on.
