In a high-volume conveyancing firm the file that needs thinking about is the file that loses money. It gets passed around, it waits, and the person on the other end of it cannot get a straight answer about what is happening.
Those are exactly the files we wanted. A probate sale where the seller has to prove they are entitled to sell. A divorce where two people who are not speaking both have to agree. A property nobody can find the deeds for.
They are not actually harder, they are just less familiar. Do them every week and the steps are known - which is the whole difference between a sale that takes an extra four months and one that does not.
Regulation
Who regulates us, and what that means
Sail Legal Limited is regulated by the Council for Licensed Conveyancers under licence 14065. The CLC is the specialist regulator for property lawyers, and licensed conveyancers are regulated to the same standard as solicitors for this work.
That means client money is held under the CLC's rules, we carry compulsory professional indemnity insurance, and if you are unhappy you have a route to an independent ombudsman that does not depend on us agreeing with you. Our complaints procedure sets out how that works.
